Property Manager – Belmont Apartments

Full-time

What are some of the things I would do?

  • Oversee the marketing and leasing of the properties
  • Coordinate the move-in/move-out process
  • Work with vendors and the internal maintenance team for timely completion of unit turns, maintenance work orders and preventive maintenance
  • Collect & deposit rents and follow up on delinquency
  • Organize and facilitate resident events
  • Facilitate all day-to-day operations of the properties as required
  • Recruit, hire and train Caretaking staff.
  • Manage overall cleanliness of the property and daily routine of Caretaking staff

What are some of the things I would do?

  • Technical support and implementation for new initiatives, including Yardi accounting software & Smartsheet.
  • Support Portfolio Managers in the form of processing CRP’s (Certificates of Rent Paid), rent increases, move-out inspections, rental references, reasonable accommodation requests, market study analysis, scanning documents, ordering supplies, as well as other property management support functions
  • Update website, social media and support marketing initiatives

Roving 75+ Building and Grounds Technician

Full-time

We are seeking a full-time Building & Grounds Technician to respond to work orders in the Minneapolis/ St. Paul suburban area.

What are some of the things I would do?

Apartment and Grounds Upkeep:

  • Work at multiple properties in the Minneapolis/St. Paul suburban areas with a rotating schedule.
  • Assist experienced Maintenance Technicians in the completion of their preventive maintenance, repair and upkeep of building maintenance work orders.
  • Operate small machines in the course of building and grounds maintenance
  • Building common area cleaning and light repair
  • Cleanout of units after residents vacate.  May include lifting and transporting heavy items
  • Deliver notices and other items throughout the Twin Cities metro area
  • Seasonal outdoor maintenance including shoveling, using a snow blower, salting, mowing, shrub trimming, weeding and brush clean-up

Roving Maintenance Technician – Minneapolis/ St. Paul, MN

Full-time

Responsibilities may include, but are not limited to:

  • Diagnose and troubleshoot apartment maintenance issues which includes: replacement and installation of lighting, ceiling fans, blinds, mirrors, broken windows, sheetrock repair, closet doors, smoke detectors, caulking tubs or sinks and other similar repairs.
  • General repairs to ensure each unit is up to company standards before inspections are completed and/or new residents move in
  • Minor appliance repair as well as replacement of existing low risk electrical.
  • Hands-on work of all building repairs, preventive maintenance and general upkeep of the projects
  • Regularly address plumbing issues such as leaking faucets, toilets and other fixtures
  • Maintain and repair plumbing throughout multiple properties
  • Communicate with residents regarding repairs using excellent customer service
  • Promote safety and be efficient in work practices
 

Accounts Payable/Receivable

  • Accounts Receivable- physical & ACH payment process, no-resident incomes, delinquency reporting and collections prior to agency processing
  • Accounts Payable- invoice & bill analysis, vendor payments, internal payables, transfers, credit card management, reimbursements
  • USDA Rural Development Program Maintenance- monthly processing, annual reporting, reserve account management
  • Resident ledger support and maintenance
  • Bank reconciliation
  • Assist with payroll and owner distributions
  • Security deposit refunds and move-out accounting
  • Year end and tax preparation processing
  • Preparation for acquisitions

  • Diagnose, troubleshoot, and hands-on repair of apartment maintenance issues like:
  • Plumbing issues such as leaking faucets, toilets, and other fixtures

Part-Time Caretaker – various locations in the Minneapolis/ St. Paul metro area

 

Hornig Companies is seeking responsible, dedicated and enthusiastic individuals or teams to help manage our multiple rental properties in and around the Twin Cities Metro Area. Buildings can range in size from 10 to 40 apartments. This is generally a part time position and you can work around your own schedule. We offer competitive compensation generally in the form of a rent credit. Typically, living on site is necessary.

Caretaking responsibilities may include, but are not limited to:

  • Showing and leasing available apartments
  • Maintaining the cleanliness of common areas
  • Apartment turnover cleaning
  • Seasonal grounds keeping
  • Acting as the eyes and ears of the property
